      BAJA REAL ESTATE

      The Baja real estate market in Baja California has taken huge strides during the last 10 years, both up and down. Baja's close proximity to the United States, offering thousands of miles of coastline for the development of beachfront properties, is just one of the reasons Baja garners high interst from outsiders. Baja real estate ownership tools that provide a level of confidence for out of country buyers is another important part of the equation.

      In years past foreigners could not own property in Mexico. Somewhat recently, however, Mexico has amended the rules regarding foreign ownership, allowing outsiders to own property by holding title in a trust, which is held by a Mexican bank. This trust system, in conjunction with the availability of U.S. Title Insurance, has made Mexico real estate a more attractive attractive investment for an increasing number of gringos.

      Real estate options in Baja include ownership, leases, rentals and timeshares. Foreigners have been leasing properties from landowners in Mexico for many years, but with the recent change in ownership rules, a higher percentage of foreigners are buying instead of renting or leasing. However, many gringos still choose to lease properties to enjoy their piece of paradise. And for travelers who just want to own a week or two in Mexico Vacation Intervals (Timeshares) are still an option.

      The one element of Mexico's real estate system that still holds back the full potential of the it's real estate potential is the lack of competitive institutional financing. The traditional type of financing currently found in the United States is generally not available in Mexico. Institutional financing is slowly becoming available, but large down payments are usually required. The Mexican government is working on making affordable financing available to Mexico's citizens, and this system will ultimately evolve as a tool for foreign investment as well. But any new system may take years to implement. The new Hipotecaria Federal Bank, much like Fannie Mae in the U.S., is still in it's early stages.

      Baja real estate offers many locations within a short drive from the United States. In addition to the cities that are within an easy drive of the border, there are several cities in Baja that are accessible by commercial airlines within a 2 hour flight from the U.S.
